Mold Testing & Remediation
Mold often grows quietly in areas you don’t see. It can appear inside walls, behind cabinets, under flooring, or anywhere moisture stays trapped for too long. Whether it’s visible or hidden, it needs to be handled correctly so it doesn’t return.
North Star Restoration provides professional mold remediation for homes throughout Southern Utah. We identify the cause, address the affected areas, and use advanced dry fogging technology to treat the space safely and efficiently.
Mold Testing
Mold testing can be helpful when you suspect a problem but are not sure what you’re dealing with. You may want to consider mold testing if you notice musty or earthy odors, see spots or discoloration but aren’t sure what caused them, or have had a past leak that may not have been fully dried. Testing is also a good idea if you have symptoms that seem to improve when you leave the house, if you want confirmation before or after purchasing a home, or if you suspect mold may be hidden inside walls, crawl spaces, or other tight areas.
Air sampling can provide peace of mind and help determine the right next step.
Mold testing can help confirm whether mold is present, identify the types of mold in the air, determine whether indoor levels are higher than outdoor levels, and clarify whether treatment is recommended. If testing confirms elevated mold levels, we will walk you through the best plan for treatment.
Common Mold Spots in a Home
Mold testing often finds growth in areas that stay damp or don’t get much airflow. Common locations include:
- North-facing window tracks
- Shower corners and caulk lines
- Bathroom fans
- HVAC systems with old filters
- Rain gutters that direct water toward the foundation
- Basements and cold storage areas
- Under sinks
- Attics with poor ventilation
- Front-loading washing machines
If you’ve noticed any of these areas looking or smelling off, an inspection can help you understand what’s going on.
How Mold Remediation Works
How the Dry Fog Treatment Works
Dry fogging is an advanced mold treatment method that fills the entire volume of space with a fine, dry vapor. The fog reaches areas that traditional cleaning cannot, including behind walls, inside vents, and throughout the home.
There are two steps to the Pure Maintenance process:
Step 1: InstaPure
Step 2: EverPure
Once the mold has been neutralized, an antimicrobial treatment is applied. This creates a long-lasting protective layer on treated surfaces. When new microbes land, the coating disrupts the cell and prevents growth. EverPure provides up to 90 days of verified protection.
Why dry fogging works well
- Reaches areas you cannot physically access
- Doesn’t require demolition in most cases
- Leaves no residue
- Treats the entire structure, not just the visible spots
- Fast and efficient
- Safe for homes once settled
How Effective is the Treatment?
Dry fogging produces clear, measurable results. After treatment, we collect an air sample and send it to an independent third-party lab. This verifies that mold levels have returned to safe, normal conditions.
This video shows how mold growth behaves in a treated environment compared to an untreated one. It helps homeowners see the difference the dry fog process makes.
Preparing for Treatment
Preparation Checklist
- Ensure there are not active leaks or moisture issues remaining.
- Have all pets and people out of the building for 6 hours during and after the time of service.
- Leave all cupboards, closets, and drawers slightly ajar so that the dry fog treatment can reach those areas as well. Close all food containers and remove fruit or other food from counters.
- Disable alarm systems and fire alarms for the duration of the appointment as the dry-fog system may trigger the alarms.
- Open plastic tote lids and other storage containers you wish to be exposed to the treatment.
- Remove bedding to maximize exposure to mattresses.
- Have new furnace filters available and set them by the door. The technician will change the filters after the treatment.
- Have entry ways cleared to bring in hoses and equipment.
- Wipe down any dusty areas to help create a better coverage area for the final, Everpure, treatment.
- Have payment arrangements ready when your technician arrives—cash, check, or cards are accepted.
Our Mold Treatment Guarantee
Mold Services performed by Clear Air Solutions are guaranteed. After service is completed and before the Clear Air Solutions technician leaves, he or she will collect an air sample within the home. The air sample will be taken in the same place as a before-treatment sample or if no before-treatment samples were taken, the post treatment sample will be taken in a central location. These air samples will be sent to an independent third-party lab for detailed analysis. Once Clear Air Solutions receives a detailed report from the third-party lab, a Clear Air employee will forward the report to the customer. Clear Air guarantees that the indoor mold levels will be at safe levels.
Mold Services guaranteed for a period of 1 year when the entire home is treated. Dated one year from the date of treatment. If at any time during the following 12 months, mold is found in the area of service at a greater density than the outside air. Clear Air Solutions will re-treat the home at no charge.
Warranty is void if additional water is introduced to premises, i.e. ground water, broken pipe, appliance leak, roof leak, basement flood, etc. or if any current water issues have not been fixed. Warranty is also void if a current leak or water issue is not fixed before a Clear Air/Pure Maintenance treatment. Any water issues need to be completely repaired and dried out before treatment. If warranty is used, the warranty and payment receipt must be presented to a Clear Air employee at the time of a secondary inspection.
The Warranty & Guarantee is non-transferable and applies only to the person who contracted for and paid for treatment.
